Land Registration Values Set To Increase From February 1: Anagani Satyaprasad

Revenue Minister Anagani Satyaprasad announced that new land registration values will take effect starting February 1. The adjustments propose an average increase of 15% to 20%, based on regional development, while retaining current values in select areas. Addressing past discrepancies, the minister highlighted that values haphazardly raised during the previous YSRCP regime have been corrected.

Minister Satyaprasad shared that officials were instructed to review district committee proposals on new values thoroughly. A final decision will be made after high-level discussions by January 15. During a meeting in Tadepalli with the IG, district registrars, and district inspector generals, the minister reviewed the operations of the State Registrations and Stamps Department and later addressed the media.

Scientific Approach to Registration Values

Criticizing the previous government’s methods, the minister noted a lack of scientific process in revising land registration values. For instance, in Narasaraopet, the value of an acre was inflated to ₹1 crore, which has now been rationalized to ₹20 lakh. Minister Satyaprasad emphasized that the current administration uses a scientific GPS-based approach, addressing feedback from real estate associations and stakeholders to create fair and logical revisions.

Increased Land Transactions

The minister highlighted the financial growth achieved by the registration department. In the financial year 2023-24, ₹9,546.85 crore was generated through registrations. So far, ₹6,156 crore has been collected in the current fiscal year, with expectations for further growth in the coming months. December's revenue saw a 26.54% increase compared to the same period last year, though September experienced a drop due to adverse weather conditions.

House Plot Issues and Land Prohibitions

Minister Satyaprasad addressed concerns about house plots allocated to approximately 7 lakh beneficiaries under the YSRCP government. Many recipients have not collected pattas due to ineligibility or being proxies for YSRCP leaders. High-level discussions are planned to decide the fate of these plots.

Additionally, irregular registrations of 7,000 acres and the removal of 4 lakh acres from the prohibited list (22A) are under review. Steps are underway to reinstate these lands on the prohibited list. The minister also noted significant progress in resolving land disputes through village revenue conferences.
